Phase 01 · Site enabling & prep
Enabling works turn a cleared site into a working one: access, fencing, levels, drainage and service diversions. Done properly, they remove the risks that cause delays once construction begins, such as unstable ground, hidden services or poor access.
Civio plans enabling works around the main programme, so access roads, working areas and diversions are in place when the next trades arrive. We have delivered them on school, hospital, commercial and residential sites across London and the South East.

Site survey and planning
We assess the site for hazards, structures, services and ground conditions and create an enabling works plan.

Clearance and preparation
Vegetation, debris and redundant structures are removed and the ground is levelled for a safe working environment.

Utility and infrastructure works
Drainage, temporary access roads and service diversions are installed to support the main construction phase.
04
Compliance and handover
The works are completed in line with UK regulations, with documentation confirming the site is ready.

What is included in enabling works?
It depends on the site, but typically clearance, levelling, temporary access, fencing, drainage and service diversions: everything needed before the main construction phase can start.
Can you work on sites that stay in use, such as hospitals and schools?
Yes. Civio has delivered groundworks within working hospitals at Harlow and West Middlesex, and on school sites in Essex and London.
Do you divert existing services?
Yes. Removing and rerouting existing services is part of our enabling works, as on the Bard Pharmaceuticals project in Cambridge.
How soon can enabling works start?
